Description:
Elk hunting ranch in New Mexico Game Management Unit GMU 34 with National Forest on the north and south sides and the Mescalero Apache Reservation on the east side. Over 148 acres with four wells (condition unknown), irrigation water rights for 40 acres, and a seasonal creek bed. The meadow is about 25 acres in size and partly fenced with no-climb fencing. Access is by paved county road, and there's an old adobe home (not livable) by the road. A wet-weather spring located on the property brings the game in for water. (We measured the flow at better than 75 GPH on 02/12/2016, but we haven't had a chance to observe it during the summer.) The spring is developed and piped down to a 3,000 gallon storage tank at the edge of the meadow. This property has not been hunted in years, and there's fresh elk sign and game trails all over the place! This ranch typically gets 4 private land elk tags every year, worth $2,500 or more each. Telephone and electric service are on the property now. This would be a great spot for a sustainable lifestyle, with plenty of southern exposure for solar power, typical canyon winds, good underground water supply, irrigation water rights and good meadow suitable for farming. Seller will finance.
